Move-Out and Make-Ready Cleaning
Turnover is a timing problem before it is a cleaning problem. The lease ends, maintenance needs the unit, paint needs to dry, carpet needs to be done, and a prospect wants to see it Saturday. Every day the unit sits is rent you do not collect.
We work the way property managers actually need us to work: fast scheduling, a consistent scope so you know what you are getting, and crews who can turn several units in the same building on the same day. Our move-out cleaning gets the unit into showing condition — ready for photos, walkthroughs and move-in day.
Because Special Touch is a family-owned and operated commercial cleaning business, and our bonded and insured teams work at 150%, we are able to keep pricing genuinely competitive on volume turnover work.

How a Turnover Clean Runs
Working in this order matters. Cleaning floors before the cabinets are done just means cleaning the floors twice.
-
Clear out and assess
Leftover debris and trash are removed, and we flag anything that is a maintenance issue rather than a cleaning issue — damage, missing hardware, a fridge that was left running with food in it — before it becomes a surprise at the walkthrough.
-
Kitchen, top to bottom
Cabinets cleaned inside and out, appliances degreased inside and out including behind and underneath, countertops and backsplash cleaned, sink and fixtures polished. The oven and the refrigerator are where a turnover clean is won or lost.
-
Bathrooms sanitized
Tub, shower, tile and grout, toilet, vanity, mirrors and fixtures cleaned and sanitized. Hard-water and soap scum buildup gets the dwell time it takes to actually come off.
-
Full-unit detail
Baseboards, doors and frames, switch plates, outlet covers, closet shelving, light fixtures, ceiling fans, vents and window sills. Interior windows, tracks and blinds cleaned.
-
Floors last
Hard floors swept and mopped, carpet vacuumed. If the unit has vinyl or tile that has gone dull between tenants, this is the natural moment for a scrub and recoat — the unit is empty and nothing has to be moved twice.
-
Final walk
A last pass for fingerprints, streaks and anything missed, so the unit is genuinely ready to show rather than ready to be checked.
What Gets Cleaned in a Standard Turn
Kitchen
Cabinets in and out, oven, range, hood, refrigerator in and out, dishwasher exterior, counters, backsplash, sink and fixtures.
Bathrooms
Tub and shower surround, tile and grout, toilet, vanity and mirror, exhaust fan cover, fixtures and floors sanitized.
Windows & blinds
Interior glass, sills and tracks cleaned, blinds dusted or wiped, screens cleaned where they are in place.
Detail work
Baseboards, door frames, switch plates, closet shelving, light fixtures, ceiling fans, HVAC vent covers.
Floors
All hard surfaces swept and mopped, carpeted areas vacuumed, entry areas and thresholds detailed.
Trash-out
Leftover debris and refuse removed from the unit so maintenance and painters walk into a clear space.
Not Every Turn Is the Same Turn
Pricing a turnover by unit count alone leads to arguments later. We scope by condition, and we will tell you which category a unit falls into before we start rather than after.
| Type | Condition | What it involves |
|---|---|---|
| Standard turn | Normal wear, tenant cleaned reasonably | Full clean and sanitize, detail work, floors |
| Heavy turn | Long tenancy, grease, hard-water buildup, pets | Standard scope plus extended degreasing, descaling and odor work |
| Make-ready | After maintenance, paint or flooring | Dust and debris removal, paint spatter, adhesive residue, final detail |
| Post-renovation | Full unit remodel | Construction-grade clean — see post-construction cleaning |
We work to your leasing calendar
End of month is the busiest window in the business and everybody knows it. Tell us your turn schedule in advance and we will block the crews, rather than everybody scrambling on the 30th. For portfolios with regular volume we set up a standing arrangement so you are not requoting the same work every month.

Apartment Turnover Cleaning FAQs
How quickly can you turn a unit?
Most standard units are a same-day clean once the unit is empty and maintenance is finished. Where we make the real difference is scheduling — if you tell us your turn dates ahead of time we can have crews on site the day the unit clears, rather than three days later. Heavy turns and make-readies after paint or flooring take longer, and we will say so up front.
Can you handle several units at once?
Yes. Multi-unit turns in the same building or community are efficient for everyone, and it is a large part of the turnover work we do. Portfolios with regular monthly volume usually move to a standing schedule.
Do you do carpet cleaning as part of a turn?
Carpet is vacuumed as part of a standard turn. Extraction and hard-floor restoration are separate services we can add to the same visit — and an empty unit is by far the cheapest time to do them, since nothing has to be moved.
Is the unit ready to show when you leave?
That is the standard we work to. The final walk exists specifically to catch the fingerprints, streaks and small misses that make a clean unit photograph badly. If something is not right, tell us and we will come back for it.
Do you serve properties outside Toledo?
Yes — we turn units throughout Northwest Ohio and Southeast Michigan, including Maumee, Perrysburg, Sylvania, Oregon, Holland, Bowling Green and Monroe. See our service area for the full list.
