Janitorial Services

Dependable janitorial services for businesses in Maumee, Toledo, Perrysburg and throughout Northwest Ohio and Southeast Michigan. One accountable crew handles your entire building on the schedule it actually needs — including the floors.

One Crew, The Whole Building

Janitorial work is a relationship, not a transaction. You are giving a company keys, alarm codes and unsupervised access to your building several nights a week — which means the thing you are really buying is trust, and after that, consistency.

Our teams are screened, trained and accountable to us. Every technician is a W-2 employee of Special Touch, not a subcontractor working a route for whoever pays that week. It is a slower way to staff a company and it is the reason property managers keep handing us the keys.

Cleaning and floor care also live under one roof here. Most janitorial companies subcontract the periodic floor work — the stripping, waxing and burnishing — to somebody else. We do both ourselves, so the crew that maintains your floors nightly is answerable to the same company that restores them, and details never fall between two vendors.

What Our Janitorial Service Covers

Our standard janitorial scope is written area by area. Choose a tab to see exactly what is included — this is the same language that goes into your Schedule of Work, so there is no ambiguity about what you are paying for.

General areas

  • Emptying and cleaning all wastepaper baskets and receptacles
  • Sweeping and mopping all hard floor surfaces
  • Dusting furniture, fixtures, desk equipment, telephones and window sills
  • Washing drinking fountains and water coolers
  • Removing waste materials for sanitary collection
  • Cleaning glass surfaces throughout the site
  • Vacuuming all carpeting
  • Spot-cleaning doors, switch plates and high-touch points

Restrooms

Restrooms are the area building occupants judge hardest and the area a rushed crew cuts first. Ours are done to a fixed list every visit.

  • Sweeping and washing all floors with approved germicidal detergent
  • Washing and polishing all mirrors and shelves
  • Washing and polishing flushometers, piping and toilet hinges
  • Washing toilet seats, bowls, wash basins and urinals
  • Washing partitions, tile walls, dispensers and doors
  • Removing waste paper and refuse for sanitary collection
  • Cleaning and refilling toilet tissue, soap and towel dispensers

Kitchens and break rooms

  • Sweeping and mopping kitchen floors
  • Wiping the outside of appliances such as refrigerators and dishwashers
  • Wiping all countertops and cabinet exteriors
  • Cleaning sinks and fixtures
  • Emptying and relining waste and recycling containers

Break room floors take more abuse than almost anywhere else in a building — spills, grease and constant chair movement. If yours is a hard surface, it is usually the first candidate for a scrub and recoat.

Window and glass cleaning

Our window washing leaves you with clear, streak-free glass inside and out.

  • Wash interior and exterior glass surfaces
  • Clean window tracks and interior and exterior sills
  • Clean window screens
  • Clean entrance glass, door lites and partition glass

Window cleaning is normally scheduled periodically rather than nightly — quarterly or twice a year suits most commercial buildings in this climate, with entrance glass done far more often.

Why it stays consistent

How We Hold Ourselves Accountable

Anyone can clean a building well once. Four systems are what keep the fourth month looking like the first.

Inspection Report

A written record of the work performed in your building, so quality is documented rather than assumed.

Schedule of Work

The agreed scope in writing, reviewed periodically with you or your staff as the building’s needs change.

Contact Evaluation

A monthly, formal channel for your feedback — so problems surface early instead of at renewal time.

Screened crews

W-2 employees we screen and train ourselves. Fully insured and bonded, and an A+ rated BBB member.

We bring everything with us

Our crews arrive with their own supplies and equipment, so you are not buying chemicals, storing machines or running out of anything mid-week. On janitorial agreements we also keep your restroom and break room consumables stocked.

Questions

Janitorial Service FAQs

How often will you service our building?

Whatever the building genuinely needs — nightly, several nights a week, weekly, or a mix where high-traffic areas get daily attention and the rest is on a longer cycle. Frequency is the biggest cost driver in janitorial work, so we would rather right-size it than sell you visits you do not need.

Can you work overnight or on weekends?

Yes. Most janitorial work happens after hours, and we are set up for it. For facilities that run multiple shifts we schedule around the quietest window rather than a fixed clock time.

Do you handle floor stripping and waxing too, or is that a separate company?

We do it ourselves — commercial floor care is our specialty, not an add-on we broker out. That means your nightly janitorial crew and the team that strips, waxes and burnishes your floors answer to the same company. It also means we can build the periodic floor work into your janitorial calendar instead of treating it as an emergency every year.

Is there a long-term contract?

Recurring janitorial service does work best as an ongoing agreement, because consistency is the product. That said, we are not interested in holding anyone to a schedule that stopped fitting their building — the Schedule of Work is reviewed with you periodically and adjusted as your needs change.

What about security and building access?

Keys, fobs, alarm codes and access procedures are documented and handled formally. Our technicians are screened before they work in customer buildings, and we are fully insured and bonded. If your facility has its own vendor requirements or badging process, we work within it.

Do you serve buildings outside the Toledo metro?

Yes. We run janitorial routes throughout Northwest Ohio and Southeast Michigan — Wood, Lucas, Henry, Hancock, Sandusky and Fulton counties in Ohio, and Monroe and Lenawee counties in Michigan. See our full service area or call 419-871-2005 and ask about your location.
