Small Buildings Are Not a Problem
A recurring frustration we hear from businesses in the Anthony Wayne communities: the larger cleaning companies quote a minimum that makes no sense for a 1,800 square foot office, and the one-person operations are excellent right up until the week they are not available.
We sit between those. Special Touch is family owned and has been working in Northwest Ohio for more than 25 years, so there is a real company behind the service — screened W-2 employees, insurance and bonding, documented scope, and someone to call. But we quote by the building rather than by a minimum, and a small Third Street storefront is a perfectly normal customer.
Our office on Indian Wood Circle in Maumee is a short run down the Anthony Wayne Trail, which makes Waterville, Whitehouse and Monclova some of the easiest places we serve.
- No minimum-size gatekeeping
- Family owned, 25+ years
- Insured & bonded
- Minutes from Maumee

What a Small Commercial Building Actually Needs
Most small-business owners we walk through are being quoted too much service, not too little. Here is the honest shape of it.
- Restrooms drive the frequency. If the public uses them, they need attention more often than anything else in the building. Everything else can usually flex.
- Weekly is enough for a lot of offices. Under roughly ten people with no client footfall, one thorough visit a week generally holds a building comfortably.
- Twice weekly if customers come in. A shop, salon, clinic or anywhere with a waiting area usually wants two visits, with restrooms and entry the priority on both.
- Floors are a separate question. Hard floors need periodic machine work no matter how often the building is cleaned. A yearly strip and wax on a small floor is not a large expense and it changes how the place looks.
- Buy the periodic work, not more visits. If the budget is tight, a smaller weekly scope plus proper annual floor care beats a bigger weekly scope on a tired floor every time.
Where We Work in Waterville
Third Street and the historic downtown
Shops, restaurants, salons and small professional offices in the walkable core near the river. Older buildings, often with original hard floors that respond very well to restoration.
For a storefront, the floor and the front glass are most of the first impression — and both are cheap to keep right compared to what they do for the business.
Anthony Wayne Trail corridor
Professional offices, medical and dental practices, banks and service businesses along the Trail and the routes into Whitehouse and Monclova. Weekly or twice-weekly service is the norm.
Schools, churches and community buildings
Multipurpose rooms, halls and fellowship spaces where event traffic arrives in bursts. Wood and vinyl floors here benefit most from summer restoration rather than more frequent cleaning.
Rentals and small multi-family
Turnover cleaning between tenants for landlords and small property owners, scheduled around your leasing dates rather than a fixed monthly slot.

Waterville Cleaning FAQs
Is my building too small for you?
Almost certainly not. We quote by the building rather than working to a minimum square footage, and small offices, storefronts and practices in the Anthony Wayne communities are a normal part of our work. If for some reason we genuinely are not the right fit, we will tell you that rather than quoting you a number designed to make you go away.
Can we start with just floor care and add cleaning later?
Yes, and a lot of Waterville customers do exactly that. A one-time strip and wax is a straightforward project with no ongoing commitment attached. If it goes well and you want us in the building regularly afterwards, that conversation is easy to have then.
Do you clean in Whitehouse and Monclova as well?
Yes. Waterville, Whitehouse, Monclova and the wider Anthony Wayne school district area are all a short run from our Maumee office, and we work throughout that corridor.
What happens if our regular cleaner is off?
The building still gets cleaned. That is one of the practical differences between a company and an individual contractor — we have crews, and coverage is our problem rather than yours. Your Schedule of Work is documented, so whoever is in the building is working to the same written scope.
How do we get a price?
Call 419-871-2005 or request a quote. We will walk the building at no charge, at a time that suits you, and give you a written plan and a number. Nothing is attached to it.
