Post-Construction Cleaning

Special Touch Commercial Cleaning provides post-construction cleaning for business owners, contractors and landlords across Toledo and Northwest Ohio — the final-phase work that turns a finished build into a space someone can actually occupy.

Specialized Cleaning That Construction Dust Demands

Construction cleanup is not a bigger version of regular cleaning. Drywall dust is fine enough to pass straight through a household vacuum and settle again an hour later. Adhesive residue, grout haze, paint overspray and manufacturer stickers each need a different approach, and using the wrong one on a new finish causes damage that is expensive to undo.

Post-construction cleaning requires the proper equipment and chemicals to ensure the highest quality of work. Our trained cleaners are familiar with the needs of this very specialized and detailed type of cleaning — and, just as importantly, with what not to put on a brand-new floor, fixture or countertop.

We work with general contractors on handover deadlines and directly with owners who have finished a remodel and simply need the dust gone.

The Three Phases of Construction Cleaning

Most projects need more than one visit. Cleaning once, at the end, means grinding leftover grit into finishes that were installed the week before.

  1. Rough clean

After framing, drywall and mechanical work, before finishes go in. Bulk debris, offcuts and packaging are removed and surfaces are swept down so the finish trades are not working in a dust cloud. This is the phase most often skipped, and skipping it costs more later.

  2. Final clean

The main event. Everything gets cleaned top to bottom — ceilings and light fixtures down to the floor, in that order, because dust falls. Fixtures are detailed, stickers and labels removed, glass cleaned, floors cleaned and prepared.

  3. Touch-up clean

After punch-list work is finished and just before handover or move-in. Drywall repairs, trim adjustments and final trades all generate new dust, and this pass is what makes the space genuinely presentable on day one.

What We Remove

Drywall & sanding dust

The reason a space keeps looking dirty after it has been cleaned. It settles into every horizontal surface, ledge, track and vent and has to be removed rather than moved.

Stickers & labels

Manufacturer labels and protective film on windows, appliances, fixtures, doors and cabinetry — removed without scratching or leaving adhesive haze.

Paint & finish overspray

Spatter and overspray cleared from glass, hardware, fixtures, trim and floors using methods matched to each surface.

Grout haze & adhesive

Grout haze on new tile and adhesive residue from flooring installation, cleared before it cures into a permanent film.

Debris & packaging

Offcuts, cardboard, banding, protective coverings and the general leftovers of a job site, cleared out of the space.

Construction film on glass

Windows, entrance glass, partitions and mirrors cleaned inside and out, including tracks and sills where debris collects.

Final Clean Scope

A typical final clean covers the whole envelope, worked from the ceiling down:

  • Light fixtures, ceiling fans, vents and diffusers
  • Ductwork covers, sprinkler heads and exposed conduit
  • Walls spot-cleaned, switch plates and outlet covers detailed
  • Doors, frames, hardware and thresholds
  • Cabinetry cleaned inside, outside and on top
  • Countertops, sinks, faucets and plumbing fixtures
  • Appliance interiors and exteriors
  • Interior and exterior glass, tracks, sills and screens
  • Baseboards, trim and window casings
  • Restrooms fully cleaned and sanitized
  • All hard floors swept, damp-mopped and prepared
  • Carpeted areas vacuumed

New Floors Need the Right First Clean

The single most common post-construction mistake we are called in to fix is a brand-new hard floor treated like an old one. New VCT arrives with a factory coating that has to come off before finish will bond. New tile carries grout haze that a damp mop will simply spread. New hardwood is sensitive to both moisture and the wrong pH.

Because commercial floor care is our specialty, we handle the initial clean and the first coats of finish as part of the same job — which means the floor starts its life properly protected instead of being stripped again in six months.

If your build includes new hard flooring, mention it when you request a quote and we will scope the initial seal and finish alongside the construction clean.

Post-Construction Cleaning FAQs

When should we schedule the cleaning?

Talk to us before the project finishes, not after. The final clean should be booked around your punch list and handover date, and ideally there is a touch-up pass built in afterwards. Contractors who call us during the build get the schedule they want; calls that come in the day before a handover are harder to serve well.

Do you do the rough clean as well as the final?

Yes. Many projects only book the final clean, and it is usually a false economy — finish trades working in accumulated dust means more of it embedded in the finishes you are about to hand over. We will quote the phases separately so you can decide.

Can you work around our other trades?

Routinely. Construction schedules move, and we plan for it. We can work nights and weekends, phase the work by floor or zone, and come back after punch-list items are closed out.

Do you remove construction debris and dumpster loads?

We remove the debris, packaging and leftovers associated with the cleaning scope and get them out of the space. Large-scale demolition debris and dumpster hauling are a contractor or waste-hauler function — tell us what is on site and we will be clear about where the line sits before we quote.

What about the new floors?

This is where we add the most value. New VCT, tile and hardwood each need a specific first clean, and new VCT needs its factory coating removed before finish will bond properly. We handle the initial clean, seal and finish as part of the project so the floor is protected from day one.

How is post-construction cleaning priced?

By square footage, condition and phase — a rough clean, a final clean and a touch-up are three different scopes. We look at the space or the drawings and give you a written quote. There is no charge for the assessment.
