Corporate Expectations, Industrial Conditions
Findlay is unusual for a city its size. It is home to a Fortune-level corporate headquarters, significant tire and appliance manufacturing, the University of Findlay, and Blanchard Valley’s medical facilities — all inside a downtown you can walk across.
What that means practically is that a cleaning contractor here needs both registers. The office and headquarters environment expects the work to be invisible: consistent, documented, and never a topic of conversation. The plants and shops need a scope written for grit, oil and shift patterns. Neither standard transfers to the other.
Special Touch Commercial Cleaning provides commercial cleaning, janitorial service and commercial floor care for businesses throughout Findlay and Hancock County. We are about forty-five minutes down I-75 from our Maumee office — comfortably within range for both recurring service and periodic floor projects.

How We Scope Findlay Buildings
Corporate and professional offices
Headquarters and professional space where the measure of good cleaning is that nobody mentions it. That takes three things: a written scope so expectations are explicit, the same trained technicians in the building rather than a rotating crew, and a real accountability process.
Ours is an Inspection Report on the work performed, a Schedule of Work reviewed with you periodically, and a monthly Contact Evaluation so feedback has a formal channel instead of building up until renewal.
Manufacturing and industrial
Plant offices, break rooms, locker rooms and restrooms as a defined scope, separate from production-floor housekeeping. Sealed concrete on a machine-cleaning cycle, because the grit it holds is what abrades the floor and migrates into the finished areas.
Scheduling is built around shift patterns rather than a fixed evening slot — for facilities that run continuously we work the quietest window and phase by area.
Medical and dental
Higher disinfection expectations, daily restroom service, and corridor floors that wear in tracks rather than evenly because of constant cart and equipment traffic.
That wear pattern is worth catching early: a scrub and recoat while the finish is dulled costs considerably less than a full strip after it has worn through to the tile in the lanes.
Downtown Main Street and retail
Findlay’s downtown is a genuine retail and dining district rather than a leftover one, and the buildings show their age in a good way — original hard floors are common and usually worth restoring rather than covering.
For a shop, salon or small office, a weekly or twice-weekly visit with periodic floor restoration on top is normally the right shape.
Weather, Water and Hard Floors in Hancock County
Findlay sits on the Blanchard River, and anyone who has run a business downtown knows what that has historically meant. High-water events are part of the local calculus in a way they simply are not in most of our service area.
We are a commercial cleaning contractor, not a restoration company — we are not going to overstate what we do here. But there is a real cleaning dimension to it: after any significant water event, hard floors carry silt and fine grit that behaves exactly like the abrasive it is. Cleaning it out properly, with machines rather than mops, before it gets ground into the finish is what determines whether a floor recovers or quietly loses another year of life.
The same logic applies to the ordinary Northwest Ohio winter. Salt haze, moisture and grit through the entry zones from November to March, followed by mud through the spring thaw. Buildings here benefit from a late-winter scrub and recoat more than most.

Findlay Commercial Cleaning FAQs
Findlay is an hour from Toledo. Do you actually serve it?
Yes. Hancock County is well within our working area, and periodic floor care in particular travels comfortably — a strip and wax is a scheduled project, not a nightly route, so the drive is a much smaller factor. Recurring janitorial service in Findlay is also something we do; call and tell us the building and the frequency and we will be straight with you about what we can commit to.
Is there a travel surcharge?
Distance is one factor in the quote, alongside square footage, frequency and scope. We give you one number for the whole job rather than adding travel line items afterwards.
Can you meet corporate vendor requirements?
We are fully insured and bonded, our technicians are screened before they work in customer buildings, and we are an A+ rated BBB member. If your facility has its own contractor onboarding, insurance certificates, badging or safety orientation, we work within it — that is normal for the corporate and industrial buildings we service.
Do you offer environmentally friendly cleaning products?
Yes, on request. We can include Green Seal-certified, environmentally friendly cleaning chemicals — mention it when you request your quote and we will scope it in. It comes up regularly with corporate tenants who have sustainability commitments to meet.
What is the best time of year for a full strip and wax?
Summer, for most buildings. Warm, dry and quiet means finish gets proper undisturbed cure time and the work does not have to be phased around occupants. For schools that means the break; for offices it means picking a long weekend. Late winter is the second window, and it is the right one for a scrub and recoat after salt season.
